I love being a Realtor! (well, if the contract I wrote this morning is accepted)
I've been working with a buyer for about a month and a half. He's a young kid, 22 and is preapproved to buy a decent home. I've been showing him homes for a while, but there's always some compromise to make. He isn't extremely picky, but aside from the usual three bedroom, two bath home, he wants/needs a garage or an extra room for his stuff. He also needs access wide enough to store his boat and ATV's and the trailers in the back yard. So, that does eliminate most of the homes he can afford.
We finally found a home that had everything he needed. The home was in excellent condition, had plenty of room for his boat and ATV's and was a four bedroom, two bath home with an extra room. Perfect. But, it was in a town fifteen miles away from Tallahassee, so he decided it wouldn't work.
I checked yesterday and a home in his price range had just hit the market. It's a 3/2 with a single car garage, huge yard and in an excellent neighborhood. It has everything he was looking for. We went to see the home at 6:45 pm. We looked at it for around an hour. He then called his brother to come look at it. His brother, who will live with him, came around 8:00 pm. We left last night at 9:30 pm. I was at the office at 8am this morning writing the contract and have had two calls from the listing agent. I think we made an excellent offer and I am nervously waiting the next phone call to see if my buyer gets the home.
I'm glad I don't have my old 9 to 5 job!
