Remember those three contracts?

Well, one went smoothly. It was easy the whole way through, actually, so it's not too big a suprise that the closing went just as smoothly. I wish all my transactions were this easy. I was in the office on a Saturday, waiting for my 1 o'clock appointment to come in when our receptionist forwarded a call to me. Basically, this guy wanted a specific home he had found on the 'net and we made an appointment to go see it. He called the next day to let me know he wouldn't make it on our appointed day so we set up another time. We made it to the property and he said ' I want it' so we drove back to the office and wrote a contract, which was then accepted. He also paid cash, which made it a bit easier, also. My buyer also bought me lunch the day of closing, so it was a really smooth transaction.

The next one was delayed a day, which is not really a big deal. More than a few closings are set back. What made this one bad is that this was a first time home buyer, a young kid, so he was already a bit edgy. The closing was originally set for Friday so his parents were coming in that weekend from 300 miles away, he and his brother had the entire weekend already planned for painting, yardwork and moving. So he was pissed. At me. I was pissed, too. At me (even though it wasn't my fault the closing was delayed.

Thankfully, closing went smoothly Monday and I actually did a heck of a job for him. He walked out of closing with a check with his name on it and owned a home with probably close to 10k equity, plus, the seller had paid for a one year home warranty.

I stopped by today and gave him a house warming gift and he was extremely happy with how everything turned out.

The last transaction closes Tuesday and it has been a tense, stressful ordeal. My buyer travels. Daily. Nationwide. Not kidding. He is easy to contact due to his awesome cell phone (no matter where he is, Seattle (that was Wednesday), Virginia (Tuesday) or Kentucky (last Friday), he always sounds like he is nearby. The only thing is trying to get any paperwork signed, which is pretty common when you have a contract and addendums and all the other stuff that has to be signed and returned and copied in triplicate.

Anyway, today I got word that the mortgage company had totally approved his mortgage and were sending the info to the title company so it is a go.

I might stay in bed tomorrow!

PS. I hope some of you guys still come here to check on me. It's been an incredibly busy few weeks and when I wanted to write, I had so much stuff to write about that I'd spend what little free time trying to figure what to write about. However, this post was easy since in two of the three cases, months worth of work is coming to a close. So, thanks for sticking with me, expect more posts of B, Baby T and Real Estate and a suprise hobby on a nearly daily basis!
